Meeting Minutes
Members Present: Gerry Parent, Chair; Alfred Pickard, Beth Singer, Andrew Freeman, David Mead-Fox
Others Present: Rebekah Eldridge, Committee Secretary; Joe Powers, Town Planner; Tim Brady East Cape Engineering.
Chair called the meeting to order at 7:07PM
Announcements: Mead updated the board on Housing Authority meeting on 12/27/2018. 95 Lawrence Road was discussed for affordable housing. Powers gave more information.
No motions or votes were taken.
Site Plan Review for Photovoltaic Array – Wellfleet Landfill, 370 Coles Neck Road
Powers gave an update on the service agreement. It is now with the Town Administrator for signature. Steps and procedures were discussed. A certified letter will be sent to Ameresco requesting funds for escrow account.

Horton Subdivision, Josem Way (Map #42, Parcel #43)
- Update on certified letter – Tim Brady, spoke on behalf of Don Horton. Discussion with Brady about plans for subdivision moving forward. Discussion is the land is being used legally. This will be put on the agenda for next meeting. (1/23/2019)

Hall Subdivision, Sam Hollow Road (Map #23, Parcel # 73)
- Update on next steps, Tim Brady updated the board that he will revise all plans for the property with the guidance of Billy Rogers. Brady will present revised plans to the board before moving forward. This will be put on the agenda for next meeting.

Town Planner’s Report
Powers reported on town owned land, and the time table regarding the land including the warrant for town meeting. He advised the board to be prepared to analyze properties that will be brought in front of the board.
Powers reported on craft cultivation of marijuana for recreational retail sale. Board discussed what the differences were with craft cultivation, and the steps that the Planning Board will play a role in this.

Cape Cod Rail Trail Extension – The community would like a letter written on behalf of the Planning Board against the rail trail. Discussion was held.
