Attendees:  Roger Putnam, Mick Lynch, Trevor Pontbriand, Vern Jacob, and Don Palladino,

  1.  Charles F. Thomae, 40 Crowell Road, Map 28, Parcel 147:  Application for a Special Permit under WZB 6.1.5.1(b) for a 376 square foot expansion (volumetric) to pre-existing, non-conforming single-family structure.  The Board consisted of Roger Putnam, Mick Lynch, Trevor Pontbriand, Vern Jacob and Don Palladino.  Jay Horowitz represented the applicant and gave an overview of the project, identifying the non-conformities of the property.  The footprint of the dwelling will not change.  There will be a 35% gross increase in living space of the dwelling. In 1999 a new septic system was installed to increase the bedroom count from 2 to 3.  One bedroom and bath will be eliminated on the first floor and two bedrooms and a bath will be placed on the 2nd floor.  Antero Mauricio, abutter, stated he had no objection.  Sandy Wonders, a neighbor, stated the proposed changes will be an enhancement to the neighborhood.  The house was built in 1955.  Mick Lynch moved for Findings of Fact; seconded by Don Palladino; passed 5-0.
  1.  This is an application for a Special Permit for a 376 square foot expansion to a prior existing non-conforming single family structure under WZB 6.1.5.1(b).
  2. This lot is located in the R District.
  3. The existing non-conformities are front and side yard setbacks.
  4. The addition will be within the present foot print.
  5. There will be a volumetric increase of 376 square feet within the front and side yard setbacks.
  6. There will be no change in use.
  7. There will be no increase in use.
  8. The use conforms to the objectives of the R District.
  9. There were no objections from abutters, and 2 who supported the project.
  10. The alteration will not be substantially more detrimental to the neighborhood than the present existing non-conforming structure.
  11. This is not a significant development.

Mick Lynch moved to accept the Findings of Fact; seconded by Don Palladino; passed 5-0.  Mick Lynch moved to grant the Special Permit based on the Findings of Fact; seconded by Don Palladino; passed 5-0.
